A new cold caller and a very tricky one as they are using the name of a real company; San Pablo Inmobiliaria S.L.
The “fake” San Pablo is cold calling Timeshare owners and explains they are also selling timeshare apart from Real Estate and a buyer has shown up for the owners membership.
San Pablo Inmobiliaria claims to have been around since 2008 when they were accepted by the Official Timeshare Register in Madrid in order to be an official dealer in Timeshare.
Complete nonsense but it certainly sounds good! There is no such register in Madrid, but as a matter of fact this is not the first time we hear this in a pitch from a dubious company.
After the initial cold call, San Pablo Inmobiliaria sends a cover letter with a sample contract to the Timeshare owner.
In the contract one of the clauses mentions that the “seller” has to pay prior to the sale a 9% over the stipulated sales price as a contract guarantee and as stipulated by the law.
Yet again a lie and certainly NOT according to the law as the law forbids any upfront payments for a Timeshare resale.
On the letter headed paper they clearly mis-use the name of the authentic real estate of San Pablo Inmobiliaria in Burgos, but of course the phone number and email address are different:

Contact persons seem to be Kym Lodewijks, Gert Brink the sales manager and D.S. Hernandez Lopez as the General Manager.
Please note that this is a fake set up and these people are not working for San Pablo Inmobiliaria in Burgos!
