This new cold caller, Mercasa Gestion Inmobiliaria is actively cold calling as they seem to have a lot of buyers lined up.
Mercasa Gestion Inmobiliaria assures timeshare owners they have clients who are buying weeks in certain resorts in bulk, and the sale is therefore almost secured.
They even explain they comply with the law and honour the 14 day cooling off, but after this cooling off the Timeshare owner (the seller!) will have to pay a deposit calculated over the purchase price. This is obviously a clever way to confuse consumers, as indeed there is a Cooling off period but this is for BUYERS not for SELLERS.
The Timeshare Directive is more than clear on this and NO deposits what so ever should be requested from the seller on a timeshare resale.

On the paperwork Mercasa Gestion Inmobiliaria sends to the consumers they have stamps that indicate they belong to “Certified Real Estate Groups” and they quote their company registration numbers. Unfortunately these Groups do not exist and neither does the registration number appear to be valid.
Seen the above scenario, a cold calling company that seems to be confused with the current legislation on deposits and supplies incorrect company details, we certainly would not recommend having any dealings with them.
